Maintenance and Condition Audit

Expert, independent auditing of Vertical Transportation (VT) to determine the current condition and level of maintenance applied by the Maintenance Contractor.

LML conduct a comprehensive Audit and identify deficiencies in equipment adjustment, condition and operation, and conduct a review of callouts. Defects identified during our Audits are forwarded to the Maintenance Contractor for rectification.

Hazard & Risk Assessment

A Hazard Identification & Risk assessment is crucial to ensure that the VT asset is safe and complies with the relevant regulations and Australian Standards.

The Work Health and Safety Act and Safety Regulations, generally address design and safety issues relating to Plant, which includes Lifts, Escalators and Moving Walks. Regulation require that an employer (including building owners) must, as far as reasonably practicable, identify all hazards to health and safety associated with plant - including its everyday use. They also require that “an employer must ensure that any risk associated with Plant is eliminated so far as is reasonably practicable”.

Our inspection identifies any hazards that could cause or contribute to the personal injury of persons using or working on the services and provides a risk score for each identified hazard so that works can be suitably prioritised, prior to tendering for the implementation of these works.

Upgrade Services Upgrade, Replacement & New Install

LML’s expert and experienced Project team manage upgrade/replacement Projects to ensure that the correct solution and contractor is selected and the project is the completed on time, within budget, and to the required standard.

Technical Specification

LML’s Technical Specification meets the latest regulatory and code requirements, ensuring units are upgraded covering off on a range of important considerations, including heritage conservation, contractor claims, design works, specific code requirements, environmental and accessibility standards.

Our Technical Specification is tailored to meet the specific needs of each client and project, and includes an Agreement for the Defects Liability Period outlining KPI’s, financial penalties, service requirements / frequencies and specific contractual requirements.

Tender and Assessment

LML tender the approved Technical Specification for the Scope of Works from selected VT Contractors. We evaluate each submission on the agreed criteria and guidelines, negotiate as required and provide an assessment that identifies the most suitable Contractor for the project.

Services During Construction

The successful Contractor is issued the Letter of Intent and LML prepare the Works Contract. We review SWMS, construction drawings and conduct site inspections to monitor the progress of the works and to ensure that they are being carried out in accordance with the contract. Furthermore, we provide claim management services, witness testing, final inspection and issuing a certificate of practical completion to signify the end of the project.

Comprehensive Maintenance
Agreements

LML offer an independent Comprehensive Maintenance Agreement for VT that provides a proactive approach to maintenance and minimises the risk of equipment failure and downtime and to ensure that equipment is regularly maintained, minimising downtime and improving overall safety and reliability.

Our Agreement is performance based, outlines servicing requirements and frequencies, includes specific charge rates for scheduled maintenance visits, call outs and SIM card supply, call back response times and includes key performance indicators (KPI), promoting accountability and transparency.

We invite approved and recommended Maintenance Contractors to 
Tender and provide an Assessment with our professional recommendation, including negotiation as required.

Lifecycle and Feasibility
Assessment

We understand that capital expenditure planning is critical. LML provide an assessment of the design and Lifecycle status of the existing VT Service to establish safety, compliance, and performance into the future.Expert, independent auditing of Vertical Transportation (VT) to determine the current condition and level of maintenance applied by the Maintenance Contractor.

Our report provides upgrade / replacement recommendations and future capital expenditure planning and allows our clients to make informed decisions about their VT systems.
